What this website is for
Everything on this site, including the articles in our Knowledge Hub and the results from our comparison tools, is general information. It is not financial advice. Advice only happens when you speak to us and we look at your personal circumstances. Please do not make financial decisions based on this website alone.
Who we can help, and what we look at
You must be 18 or over to use our services.
For mortgages, we advise on the whole of the market. For protection and insurance, we advise on products from a panel of insurers rather than from the whole market. If you would like to know which insurers are on our panel, just ask and we will tell you.
Mortgage rates and products
Rates and products shown on this site come from live market data and can change at any time. A product appearing in your results does not mean you will qualify for it. Your actual options depend on your circumstances and the lender's checks.
Your home may be repossessed if you do not keep up repayments on your mortgage.
Residential purchases and remortgages are regulated by the Financial Conduct Authority. Some forms of buy to let, bridging finance and commercial lending are not. Where a product is not regulated, you have fewer protections, and we will tell you clearly if that applies to what you are considering.
Our fees
We charge a fee for our mortgage advice. The amount depends on your circumstances and the complexity of your case, which is why we do not publish a single figure here.
We will always tell you the exact amount in writing, and explain what it covers, before you commit to anything and before we do any chargeable work. It will also be shown on your mortgage illustration for the specific mortgage we recommend. You will never be charged a fee you have not already agreed to in writing.
You pay nothing for your first conversation.
We are not VAT registered, and our fee does not include VAT. Where we also receive a commission from the lender, we will tell you the amount before you apply and it will be shown on your mortgage illustration.
Asking for a refund
Before any chargeable work begins we will set out your fee in writing, including exactly what it covers, and we will talk you through it, so you know where you stand before you pay us anything.
If you think you should get your money back, or that our service has cost you money, please tell us. We treat that as a complaint. That is not us being difficult, it is the opposite: it means your request goes through a formal process with proper protections rather than being decided informally.
In practice that means we will look into it properly, you will get our answer in writing and always within 8 weeks, and if you disagree with it you can take the matter to the Financial Ombudsman Service free of charge. Where we link to a credit report service, we earn a commission if you sign up through our link. It does not affect the advice we give you, and you are under no obligation to use it. We tell you this on the page itself as well as here.

We may update these terms from time to time and will change the date at the top when we do. These terms are governed by the law of England and Wales, and the courts of England and Wales will deal with any dispute.
